When it comes to detached garages, the damage normally occurs to the wood portion if the floor has sunk to the wood structure’s outer edge. Only recently have garage floor plates been manufactured from treated lumber to avoid rotting. 
When it comes to attached garages, concrete repair can be a bit different and a little more tricky. In most cases, floor slabs are dowelled into the foundation, and once in contact with water, this causes the metal dowels to rust. As a result, these dowels will eventually fail and cause cracking. This makes raising the slab far more difficult for several reasons. First off, the concrete will jamb into the foundation and become locked so that the floor’s outer edge may need to be cut to raise the floor, adding extra costs. Another issue is that the cracks will fill with debris, the weight of the vehicles will further pack the debris into these cracks, and it will become impossible to close the cracks. Finally, water that runs down the side of the slope will only further sink the floor.
